We advertise vacancies, showing vacancies, screen prospects with full criminal, eviction, and credit search, execute leases, rent collection, property accounting, lease violations, frequent drive-by inspections, repair & maintenance coordination, move-out inspections, lease renewal inspections, assist with forcible detainers/evictions and everything else in between. Our fees are based on the number of units and the level of management needed and we negotiate a reduced monthly management rate for multi-property owners.
Our one-time set up fee covers property photos, file set up, marketing online – 20+ websites & our Facebook page, ‘For Rent’ sign, our time fielding inquiries, showing the property and more.
For Commercial leasing only where landlords self-manage after move-in, our lease fee is for a minimum 12-month lease term with a one-time set up fee due up front to get started. We advertise the vacancy, show prospects, screen prospects – full criminal, eviction, and credit search – execute lease, collect move-in rent and deposit. Our lease fee is deducted from the move-in funds collected from the tenants and documents with remaining funds are turned over to the Landlord.
Tips for Landlords
- Ensure your homeowners insurance is a Landlord policy and covers you when you have renters.
- Make sure dryer vents are clean before you rent out your property.
- Re-key all doors for safety.
- Plan on large expenses if the roof, or HVAC system is 15+ years old.
